Frequently Asked
The questions buyers ask us most.
Straight answers about who we are, how we work, and what to expect when you build with Winchester Homes.
Where does Winchester Homes build?
We currently develop and build residential communities across Georgia and South Carolina, with five active new home communities and additional land in pre-development. Our headquarters is in Augusta, GA, and our crews are based regionally so every site has senior-level oversight.
Are you licensed, bonded, and insured?
Yes. Winchester Homes holds active Residential General Contractor licensing in both Georgia and South Carolina, carries full project bonding, and maintains comprehensive general liability and builder's risk insurance on every active build. Documentation is available on request prior to contract.
What is your construction process from start to finish?
Our process moves through five disciplined phases: Plan (floorplan selection, lot reservation, design center selections), Permit (engineering, municipal approvals), Build (foundation through framing, mechanicals, finishes), Quality Review (third-party inspections and our internal punch process), and Closing & Warranty.
Typical timeline from contract to closing runs 6–9 months depending on plan and community. You'll receive scheduled milestone updates and direct contact with your project manager throughout.
What warranty coverage comes with a Winchester home?
Every home includes a 1-year workmanship warranty, a 2-year systems warranty (electrical, plumbing, HVAC), and a 10-year structural warranty on major load-bearing components. We document the coverage at closing and remain your direct point of contact for any post-move-in concerns — no third-party call centers.
Can I customize a floorplan or do I have to choose stock options?
Most of our floorplans offer structural options — secondary suites, expanded primary baths, covered outdoor living, finished lower levels — that are pre-engineered and priced. Our Design Center then guides you through finish-level selections (cabinetry, counters, flooring, fixtures) within curated palettes that ensure the home holds its aesthetic value over time.
Full custom builds are evaluated case by case on appropriate lots. Speak with our team about scope.
How do you communicate progress during the build?
You are assigned a dedicated project manager at contract. You'll receive scheduled milestone updates (typically every 2–3 weeks), photo documentation at key phases, and direct phone and email access to your PM throughout the build. We hold formal walkthroughs at pre-drywall, pre-closing, and 11-month warranty check-in.
Do you build on a buyer's own lot, or only in Winchester communities?
Our primary delivery is within Winchester-developed communities, where infrastructure, covenants, and resale conditions are controlled end-to-end. We do evaluate on-your-lot builds in select Georgia and South Carolina counties when the site, floorplan, and project scope are a sound fit. Contact our team for a feasibility review.
What sets Winchester apart from other regional builders?
Three things, in plain terms. Community-centric development: we shape neighborhoods, not just lots. Transparent accountability: every commitment is documented and visible. Thoughtful craftsmanship: we choose durable materials and proven systems over short-cut margin moves.
The result is a home that appraises well, lives well, and sells well a decade later. That is the standard we are measured against.
